Broadoaks Country House was built in 1836 for a wealthy tea merchant. It was extended in 1904 with the addition of a traditional music room. This room has a vaulted ceiling and ornate plaster work by William Morris. In the corner sits a bespoke Bechstein Piano.
From the North:
- Take the M6 motorway.
- Exit at junction 40.
- Join the A592 past Pooley Bridge and Ullswater, culminating with the spectacular Kirkstone Pass.
- The road will wind down through the charming valley of Troutbeck where, near the bottom of the valley, take a right hand turn up the hill towards Troutbeck village.
- Drive through the village and follow this road (Bridge Lane) towards Troutbeck Bridge, passing the historic Townend House along the way.
- After approximately one mile you will find Broadoaks on your left.
From the South:
- Take the M6 motorway.
- Exit at junction 36.
- Follow the signs for Windermere and the Southern Lake District.
- After approximately 12 miles, the A591 road will lead you past Windermere village towards Ambleside.
- At the small roundabout at Cooks House Corner, continue straight over from where you will come to the next small village, Troutbeck Bridge.
- Proceed through the village and, just after the Esso petrol station, take the right turning signposted Troutbeck (YHA sign).
- Follow this road for approximately one mile and Broadoaks is on the right-hand side.
By Air:
Manchester, Glasgow, Leeds/Bradford, Liverpool and Newcastle airports offer easy access to the area. Manchester Airport has its own rail station with direct services to Windermere.
By Coach:
National Express Rapide services from London (Victoria) to Kendal, Ulverston, Ambleside, Barrow and Windermere.
By Train:
The nearest train station is in Windermere, a 10 minute taxi ride away. Stations for the area include Lancaster and Oxenholme - the Lake District (near Kendal) on the main West Coast line.
Cedar Deluxe Double Room

Spruce Deluxe Double Room

Willow Standard Double Room
This luxurious standard double room is situated in the main house. The bathroom has been creatively designed to sit on a slightly raised platform, so you can look down into your bedroom while sitting in the corner spa bath. The Victorian brass bedstead is very comfortable and has been dressed with romantic red silk cushions. <BR><BR>From the window, you can see a side view of the beautifully manicured Broadoaks gardens. <BR><BR>The room comes complete with soft, fluffy luxurious towels and bathrobes. Walnut
Situated on the lower floor of the main house with views over the courtyard to the coach house this recently refurbished Victorian Deluxe room has a very comfortable romantic antique 4 poster bed dressed with red silk cushions. This room also has a fantastic bathroom that is tastefully decorated with matt black and white oversized Italian tiles from floor to ceiling edged with gold gilt strips ..."lush" is the only word that comes to mind . The taps are antique gold in a Victorian style with an overhead shower. The bath itself is a large luxury double whirlpool Jacuzzi spa bath. This room is perfect for people who dont want to walk upstairs and that perhaps need easy access into the house by wheelchair. Feel free to bring your four legged well behaved friend as well if you have one as it is a ground floor room.
Rowan
Beautifully refurbished with a stunning feature wall and a rich red carpet this room is situated in the lower floor of the original coach house with views over the court yard to the main house. This room has a very comfortable King sized romantic antique Victorian bed dressed with red silk and fluffy cushions. During the recent refurbishment we fitted a new flat screen TV .The bathroom has a double corner whirlpool spa, perfect for a soak after a long walk. The nice thing about this room is that it has its own entrance away from the main house so you can come and go as you please. If you have a big family consider taking the Yew room next door then you have the whole of the coach house ground floor to yourselves. Feel free to bring your four legged well behaved friend as well if you have one as it is a ground floor room. This room can also be made into a twin room if needed,
Oak
Wake up with the fells at your feet, with views from the left of the house you have an incredible elevated perspective right down the valley to the river Troutbeck and on towards Wands fell pike. This room has an original oak floor, fireplace and hand carved antique furniture. Oak gives an incredible feeling of warmth with lots of light coming in through the large leaded windows, luxurious bedding and gentle décor makes this the perfect room for relaxation. The bathroom is a Victorian styled suite complete with a free standing cast iron roll top bath and Victorian toilet seat they just dont make them like they used to!
Ash
NEWLY REFURBISHED..... The views from Ash are arguably the best in the house; antique Victorian leaded windows frame a picturesque scene leading from our beautiful grounds right down across to Lake Windermere. You can hear the sound of the fast flowing river Troutbeck from the valley to the left of the house, Ash is a real treat to your senses the sound of flowing water from the main fountain at the front of the building will be sure to send you into a sound sleep .The room has just been decorated and now has feature walls picked out with designer wall paper with a lush ruby red carpet to match . The Antique Victorian King sized Canopy bed is dressed with cream voiles and deep red silk cushions. The bathroom is in keeping with the Victorian styling and has a cast iron roll top bath with oak surround. <BR>If youre new to the lakes this is an excellent room to take in our wonderful grounds and surrounding countryside.
